Will I get less than listing with an agent?

Usually the headline number is lower — and often the amount you actually keep is not. There's no 5–6% commission, no seller-paid closing costs, no repair credits negotiated after inspection, and no months of mortgage payments while it sits. On a house needing real work, the two paths land closer together than most people expect. We'll show you the comparison honestly, including when listing is the better move for you.

How do you decide what to offer?

Three inputs: recent comparable sales within a tight radius of your street, the cost of the repair scope priced by our own contractor rather than a guess, and the carrying cost over the renovation period. We'll walk you through each one. It isn't a formula we hide.

Do I need to clean it out or fix anything?

No, on both counts. Take what matters to you and leave the rest — furniture, appliances, whatever's in the attic. We handle disposal. We've bought houses with contents fully intact more than once, and it doesn't change the offer.

Is the offer going to change after an inspection?

Not from us. We walk the property once, price the scope, and the number we put in writing is the number at the closing table. Re-trading an agreed price after the seller is committed is a wholesaler tactic — we're the end buyer, so we don't need it.

How fast can this actually close?

Seven days is realistic when title is clean, because there's no lender in the transaction. Twelve days is closer to typical. If you need longer — to find the next place, to finish a school year, to wait on probate — you set the date and we hold it.

What if I'm behind on payments or facing foreclosure?

Call sooner rather than later. There's usually more room to work with before a foreclosure date is set than after. We can often close in time to stop the sale and get you out with equity rather than a deficiency.

What about tenants who are still living there?

We buy occupied properties regularly, including mid-eviction. You don't have to resolve it before selling — that's a large part of why landlords call us in the first place.

Are there any fees or commissions?
